A homeowner in Lake Mary called Florida Foundation Authority because he noticed a large crack in his garage wall. The garage is attached to his home, so he was concerned that the settling may cause damage to the rest of his home.
The customer was scheduled to meet with our inspector, Jim Pierpoint, who took measurements and did a thorough inspection of the crack, garage, and foundation.
Jim explained that two helical piers would be the best solution to repair the settling foundation. These are steel mechanisms that are "screwed" into the ground to a stable soil layer or bedrock. The weight of the structure is then transferred to those instead of the soil it was originally sitting on. The first soil layer was not strong enough to hold up the garage wall and that is why it began to sink and crack.
The crew, led by Mike McDonald, installed the two piers and lifted the wall to seal the crack. They then filled in the crack so it was no longer visible.
The homeowner was extremely happy with the work Florida Foundation Authority did and the customer care he received.
